This week, Fannie Mae and Freddie Mac stepped in with a big move. They bought $200 billion in mortgage bonds. When big buyers show up like that, rates usually drop. And they did. We saw rates dip about 0.25% to 0.50%. That's the best pricing since late 2024.

Here's what matters: This wasn't the Fed cutting rates. This was direct support for the mortgage market. It helps right now, but the ride is still bumpy.

For Homebuyers: You have slightly better buying power today than you did last week. If you've been waiting, this is your window.
