A brand-new Palo Pinto Mountains State Park is opening just 80 miles west of Fort Worth  -  and it's a big deal.

We're talking nearly 5,000 acres of protected land, a 90-acre lake (no motorboats), and 16 miles of trails for hiking, biking, and horseback riding. It briefly opened for a First Day Hike on January 1, and the full public opening is expected early 2026.

Why it matters: This park is expected to bring 100,000 visitors a year to Strawn  -  a town of about 600 people. New parks don't just change weekends. They change demand, tourism, and long-term land value west of Fort Worth. Keep your eyes on this corridor.

🏠 REAL ESTATE WATCH: Big Builders Just Shifted Their Fort Worth Playbook

Fort Worth passed 1 million residents  -  and the biggest builders noticed. D.R. Horton (957 starts) and Lennar (686 starts) are now pushing hard beyond the I-820 loop.

Hot zones to watch: Northwest FW and Azle, West Fort Worth near Walsh, Southeast FW (Everman ISD), and Southwest FW (Crowley ISD).

The takeaway: Big builders don't guess. They follow land, labor, and infrastructure. Today's "outskirts" are tomorrow's high-demand neighborhoods. If you want to know where prices are heading, follow the new rooflines.

📍 GROWTH WATCH: Hood County Pushes Back on 2,000-Acre Data Center

Residents packed the Hood County commissioners meeting this week over a proposed 2,000-acre data center and power plant tied to the AI boom. The message was clear: slow this down.

A Florida-based developer (Sailfish Investors) wants to build near Pulaky Highway. Locals raised concerns about water, power, air quality, and noise  -  the county already hosts a loud crypto facility. Commissioners voted to keep the debate going, with a public hearing set for February 10.

Why it matters: AI demand is pushing data centers into rural Texas counties. But communities are pushing back. This isn't anti-tech  -  it's pro-planning. Hood County is the next test case.

🏗️ DEVELOPMENT CORNER: What's Breaking Ground This Week

Bonds Ranch (NW Fort Worth): HPI Real Estate broke ground on 55 acres at Bonds Ranch and Blue Mound roads. Phase 1 brings 396 luxury apartments by 2027, with 240 more apartments and 193 townhomes already zoned.

Tallgrass (Burleson): A $1 billion, 621-acre master-planned community was approved  -  4,000 homes, 90 acres of parks, and a new elementary school on the western edge of Burleson.

Westside Village: Construction on Phase 1 of this $1.7 billion mixed-use project starts this year  -  nearly 1,800 residential units, a boutique hotel, and major retail just two miles west of downtown.

By the numbers: DFW ranked #1 in the nation for residential permits  -  over 71,000 housing units authorized in the most recent cycle. The suburban push is real.
