Fort Worth Pulse - Weekly Research Brief
Hey INSIDER,
$6.7B invested. 6,900 new jobs. Two massive groundbreakings on the west side. And a buyer's market we haven't seen since 2003. Fort Worth is moving fast and if you're not paying attention, you'll miss it. Here's your weekly breakdown.

THIS WEEK IN FORT WORTH
WALSH RANCH TIF: $14.3B WEST FORT WORTH DEVELOPMENT IS GO
Fort Worth City Council just approved $890M in infrastructure funding — unlocking one of the largest land developments in city history on the west side.
💡 Kirstine's Take When city council backs a project with nearly $900M in infrastructure money, developers follow. The west side of Fort Worth is about to look very different — and property values in that corridor will feel it. If you've been watching west Fort Worth, now is the time to pay close attention.
$1.7B WESTSIDE VILLAGE BREAKS GROUND NEAR THE CULTURAL DISTRICT
A 37-acre mixed-use district is officially under construction — 308 luxury apartments, Class AA office space, retail, and a boutique hotel are all on the way west of downtown.
💡 Kirstine's Take Mixed-use development like this changes a neighborhood's identity fast. When you add luxury living, office space, retail, and hospitality in one walkable district, you attract a different buyer and a higher price point. The areas around this project are worth watching right now — before the cranes are gone.
240 NEW HOMES APPROVED FOR WILLOW PARK / PARKER COUNTY
Parker County just officially greenlighted another 240 homes — adding to the steady wave of westward expansion reshaping the Fort Worth metro.
💡 Kirstine's Take The push west isn't slowing down. Willow Park and Parker County keep drawing buyers who want more space, newer builds, and a smaller-town feel — without leaving the DFW metro. If you're eyeing that area, inventory is growing but demand is keeping pace.

FORT WORTH MARKET UPDATE: BUYERS HAVE THE MOST LEVERAGE SINCE 2003
Inventory just hit a 23-year high at 5.4 months. Homes are sitting an average of 76 days on market. This spring is the strongest buyer's market Fort Worth has seen in decades.
💡 Kirstine's Take This is the shift buyers have been waiting for. More choices. More time. More room to negotiate. If you've been on the sidelines waiting for the right moment — this might be it. Sellers, this doesn't mean the sky is falling. But it does mean pricing and presentation matter more than ever. Data source: NTREIS.
NEW TEXAS REAL ESTATE RULES ARE NOW IN EFFECT — HERE'S WHAT BUYERS MUST KNOW
Starting January 2026, Texas agents must have a written buyer agreement in place before showing homes — the biggest shift in state real estate law in years.
💡 Kirstine's Take This is a good change — for buyers. It means your agent is committed and accountable to you before you ever walk through a door. At The Openshaw Realty Group, we've always operated this way. This just makes it the law.
TEXAS TITLE INSURANCE JUST GOT 6.2% CHEAPER — WHAT THAT SAVES YOU AT CLOSING
A new state ruling cut title insurance rates effective March 1 — saving buyers hundreds of dollars on closings happening right now.
💡 Kirstine's Take Closing costs rarely go down. This one did. If you're under contract or actively shopping, this is real money back in your pocket. Ask your agent and title company to confirm you're getting the updated rate on your closing disclosure.

ALLIANCE LOGISTICS DISTRICT LAUNCHES — FORT WORTH BECOMES A FREIGHT POWERHOUSE
Hillwood and BNSF Railway officially launched the Alliance Logistics District in north Fort Worth — cementing the area as North America's premier inland freight hub.
💡 Kirstine's Take Jobs follow infrastructure. The Alliance corridor has been one of the strongest employment drivers in DFW for years — and this launch takes it to another level. More logistics jobs mean more housing demand in north Fort Worth. Keep watching that corridor.
FORT WORTH FOOD + WINE FESTIVAL RETURNS APRIL 9–12 — BIGGEST LINEUP YET
For the first time ever, chefs from Dallas, Austin, and Houston are joining Fort Worth's own for a statewide culinary event right here in Cowtown.
💡 Kirstine's Take This is Fort Worth stepping into a bigger spotlight. When Austin and Dallas chefs come to us — that says something about where this city is headed. Go enjoy it. April 9–12.
FORT WORTH ECONOMY: $6.7B IN INVESTMENT + 6,900 NEW JOBS IN FY2025
Fort Worth's Economic Development Partnership just wrapped its strongest fiscal year in over a decade — with 98 more projects currently in the pipeline.
💡 Kirstine's Take These aren't just numbers. $6.7B in investment and nearly 7,000 new jobs means people are moving here, building here, and betting on Fort Worth. That's what drives real estate long term. This city is not slowing down.

MORTGAGE RATE OUTLOOK 2026: A SLOW BUT STEADY PATH TOWARD 5.9%
Rates are hovering near 6% — the lowest since late 2022 — and most forecasters see gradual improvement through the second half of the year.
💡 Clive's Take Rates near 6% plus a 23-year high in inventory? That's a combination buyers haven't seen in a long time. You don't have to wait for perfect. If you can afford the payment today, the opportunity in front of you right now is real. Let's run your numbers and see what's possible.
