The skyline keeps changing in Fort Worth, that’s obviously hard to miss. This week I dug into where all these tower cranes are - because apparently we have the most tower cranes up & in use than ever in the past 10 years! Wild.

I’ve had the pleasure of showing townhomes and condos overlooking our beautiful skyline this week & entertaining friends in Sundance Square for the soccer games - its been fabulous seeing some of you out and about - say hello when we find ourselves in the same place out here!

Which reminds me, who else is watching the game later? You know we have to being Brits are birth, maybe we’ll see you on the square! For now, we have clients flying in from out of State to check out new construction homes - our migration wave of folks moving from other States has not disappeared, so we’re doing our best to make sure they support great quality builders for a great start to their lives in Texas!

Eight Data Centers Could Reshape a County an Hour From Fort Worth

Summary: Developers have proposed eight data centres across more than 7,600 acres (12 square miles) in rural Hood County, and residents are alarmed about the water and power the sites will need - one project alone plans a 95-million-gallon 'flush and fill' plus 150,000 gallons a day.

Why it matters: Data centres are the new growth story on Fort Worth's doorstep. In Parker County a Fort Worth firm bought 2,000 acres eyed for the same use, and TCEQ has already approved backup gas turbines there. For homeowners it ties straight to two hot-button worries - water supply and the power grid - and it will shape land values across Parker, Wise and Tarrant Counties.

PS - I just dropped an update on Weatherford’s 2,000 acres that is owned by Black Mountain, same developer as the $10B SE Fort Worth site.

16 Cranes Over Cowtown: A $1.7 Billion Building Boom

Summary: At least 16 construction cranes now tower over Fort Worth - the most in more than a decade - led by the $1.7 billion Westside Village (a 308-unit luxury residence and 100,000-sq-ft office in phase one), a $500 million TCU transformation, and Hillwood's new 1.2-million-sq-ft Alliance Westport 16 warehouse.

Why it matters: As the nation's 10th-largest city, Fort Worth is building up, not just out. New homes, offices and jobs near these projects lift nearby property values and give buyers fresh choices - but also add to the traffic and growth strain locals feel.

My Observations This Week

Division & Decisions. It’s a HIVE of emotions…

Growth & Change are two things that create massive division, many decisions and much controversy. Our channel has been a wonderful open invite table for all discussions, thoughts & opinions - which is exactly what we had hoped to create in this space. Wanted to take a quick moment to tell you a heartfelt thank you for your contributions & joining in to share your thoughts & feelings.

My Thoughts? Change is the only constant and how we react, respond and feel about it is all built by our perspectives. Naturally our perspectives are built on what we’ve experienced, seen, felt and been told, both culturally and generationally. Our perspectives aren’t wrong, they’re simply what we’ve had as our input into our thinking.

Growth of our City triggers many opinions, feelings and fears. All of which are warranted to you, feeling and thinking them. We get to decide what we do with those feelings and this is where my Team comes in, sometimes these feelings cause people to want to pack up and move - and that’s ok! Sometimes it makes people want to move here and start a new life amongst change they see that aligns with what they want for their family - and that’s great! For many it also triggers a feeling of excitement, excitement to grow a business, develop a parcel of land or build custom homes - all of which is not wrong, it is, in my perspective, why we have AC - somebody got excited about not sweating (THANK YOU FROM THE BOTTOM OF MY HEART!) and they changed how we live in our homes - just thank you, I love my AC.

This Week's Events

Loads on this week for the family, starting today, Saturday morning at the Clearfork Farmers Market, right on the Trinity Trails, where local produce, fresh-baked treats and live music make it easy to turn a shop into a riverside stroll. If you missed it this week, set a reminder for the next one - July 18th 8am to Noon! (I’m late sending this - Apologies, my kids are on a sleep strike and caffeine was slow moving today!)

Then Rockin' the River returns to Panther Island on Thursday, a free concert series where you can watch the bands from the bank or float in a tube in the cool water, pure Fort Worth summer.

Now for the grown-ups: on Friday and Saturday nights, Hotel Drover's Backyard Unplugged pairs fine wine, live acoustic music and a bit of Western charm out on the patio, a lovely, low-key date night.

And to close the week, Billy Bob Thornton & The Boxmasters play Billy Bob's Texas on Friday 17 July, a fun, buzzy night out at the world's largest honky-tonk.

Clive's Take: Hype versus Data

The 30-year fixed sits at 6.54% today. The forecast? More of the same - low-to-mid 6% for the next few months, with small wiggles either way. That's not a crash and it's not a boom. It's flat. And flat is a chance. Buyers who waited are starting to move now, before the June inflation report on 14 July and the Fed meeting on 29 July stir things up.

Here's what's actually moving the payment right now in Fort Worth:

  • Seller concessions are back. More sellers are chipping in on your costs. On a $400,000 loan, a 2-1 buydown can cut your first-year payment by about $200 a month.

  • Prices are holding, not soaring. The DFW single-family median sits near $409,900 (NTREIS), up just 1.6% on last year. Steady prices mean less bidding-war pressure.

  • Lock vs. float. With rates flat, locking now protects you. If the 14 July inflation number runs hot, floating could cost you.

  • Buydowns beat waiting. A temporary rate buydown saves real money today, instead of gambling on a cut that may not come.

One thing to know: New Texas tax relief kicks in this year - the bigger $140,000 homestead exemption lowers your escrow, which lowers your monthly payment too. A local lender who knows Tarrant and Parker County numbers can build that in from day one.
