Ridgmar Mall Sold - Demolition Coming, Warehouses Next

Summary: Dallas-based Ramrock Real Estate has bought the 1976 Ridgmar Mall site at I-30 and Texas 183 and plans to tear it down for Ridgmar 30 Logistics Crossing, a 930,960-square-foot, six-building logistics campus, with partners KBC Advisors and Lincoln Property Company.

Why it matters: West Fort Worth homeowners just watched their anchor go from shopping to shipping. Demolition could start in 12 to 18 months and construction is tentatively 2028, so there is a long runway - but buyers looking near Ridgmar should be asking about truck routes, setbacks and noise buffers now. Industrial next door is not automatically bad for value; unplanned industrial next door usually is.

Tiger Woods' Bluejack Ranch Brings Hundreds of Homes to 914 Acres in Aledo

Summary: Bluejack Ranch is a roughly $100 million gated community planned across 914 acres in Aledo, with an 18-hole course designed by Tiger Woods' TGR Design, a working dude ranch, spa, pools and pickleball. Developers have trimmed the home count to just under 600.

Why it matters: This is the biggest comp-setter Parker County has ever had. Aledo ISD homes already carry a premium; a Tiger Woods course a few minutes away resets the ceiling for the whole west side. The flip side is pressure - FM 1187, I-20 and local water supply were not built for this pace.

Fort Worth Starts the Clock on a Data center Moratorium

Summary: On 11 August, City Council voted unanimously to begin the process for a 90-day moratorium on new data center applications, created an 11-member Data Center & Infrastructure Commission led by TCU professor Michael Slattery, and adopted an ordinance requiring proof of PUCT and ERCOT approvals. The commission reports back 3 November; the earliest the moratorium could actually start is 16 February 2027.

Why it matters: Three things hit homeowners directly: power costs, water use and what gets built next to houses. City staff have signalled closed-loop cooling and wastewater pretreatment rules for new centers in the water utility's service area. Note the gap - projects already in the pipeline are exempt, so expect a rush of filings before February. If you are buying in north or far east Fort Worth, check the zoning map before you check the paint colours.

Stockyards Loses a $1 Billion Plan, Gains a $160 Million One - In the Same Week

Summary: Stockyards Heritage Development shelved its planned $1 billion Phase II, citing market conditions and the risk of oversaturating the district. Days later, former Majestic executive Craig Cavileer unveiled a $160 million resort at Main and 23rd - two luxury hotels, 225 rooms, a shared underground garage, about 30,000 square feet of green space and 18,000 square feet of meeting space, with ground targeted for autumn 2027 and opening in spring 2030.

Why it matters: Northside values have been riding Stockyards momentum for a decade. Losing Phase II slows the pipeline of new rooftops and retail; the new resort keeps the tourism engine running. For short-term rental owners and Northside sellers, this is the single most important local supply story of the year.

NTREIS July Data: Resale Just Hit 6.0 Months of Supply - A Textbook Balanced Market

Summary: NTREIS data as of 31 July 2026 shows DFW resale at exactly six months of supply, the classic dividing line between a seller's and a buyer's market.

  • Resale: 28,293 active listings (up 2.2% month on month), average sold price $479,900 (down 1.5% MoM, up 0.1% YoY), 6,610 closed sales (down 9.1% MoM). Sellers are holding 94.9% of original list at 58 days.

  • New construction: average list $564,830 versus average sold $465,000 - a gap of close to $100,000. Homes close at 93.7% of original list at 86 days, with 4.45 months of supply.

  • Lease: 9,963 active listings, down 18.7% year on year. Properties lease at 98.4% of list in 44 days. Supply is 2.19 months - landlords still set the terms.

Why it matters: Buyers have the widest leverage in new construction, moderate leverage in resale, and almost none in the rental market. Sellers can still get their number - it just takes sharper pricing than it did in spring. The builder list price is a signal, not a price; the sold number is what you negotiate against.

Fort Worth Is Officially a Top 10 US City - 1,028,117 People

Summary: Census estimates put Fort Worth 10th largest in the country, passing Jacksonville by more than 10,000 residents. The city added 19,512 people in a single year - the second-largest numeric gain of any city in America.

Why it matters: This is the number behind every traffic complaint, every school bond and every "when did that get built?" moment. Growth like this props up long-term home values, but it also explains why infrastructure keeps running a few years behind the rooftops.

Water Watch: TRWD System Storage at 89%, Below-Normal Rain Forecast for August

Summary: Tarrant Regional Water District ended July at roughly 89% system storage, with the month's decline held to just 2% thanks to above-normal rain in the East Texas watersheds. Most of North Texas is currently drought-free. August is forecast below-normal for rain and above-normal for heat, though a strengthening El Niño could bring a wetter autumn.

Why it matters: Water is quietly becoming a property story. It shapes watering rules, new-build landscaping budgets, and the loudest argument in the data center debate. Good news for now - but worth watching, because storage and demand both peak around mid-August.

Tarrant County Delays Vote to Close 45% of Polling Sites

Summary: After more than 100 residents turned out to object, commissioners tabled until Tuesday 1 September their vote on cutting Election Day polling sites from 316 to 176, and early voting sites from 50 to 42. The stated saving was about $1 million against a county rainy-day fund of more than $83 million.

Why it matters: A county adding tens of thousands of residents a year debating fewer places to vote is a growth-versus-services story, and it lands the same week as the data center and infrastructure votes. Our audience showed up for it.

American Airlines pulled out all the stops to help bring us home, helped us tremendously with our 8yr old who has Autism alongside his Heart Condition & our sick 4yr old on this long haul flight.

It was music to our ears hearing “Welcome Home” from Security as we walked through the US Citizens Line for the first time as a family!
