Fort Worth Pulse - Weekly Research Brief
Hey Fort Worth, happy Saturday!
This week had a lot going on. H-E-B is quietly buying land across DFW. A massive new community just broke ground. Walsh Ranch keeps expanding. The restaurant scene is heating up. And if you've been waiting to buy a home — the data says your moment may be right now.
Let's get into it.

H-E-B QUIETLY BOUGHT 91 ACRES ON THE EDGE OF DFW - AND IT MEANS MORE THAN GROCERIES
H-E-B has been making strategic land buys across the DFW area - including a confirmed 22.8-acre parcel inside the new Furst Ranch development in Flower Mound. Where H-E-B builds, home values tend to follow.
💡 Kirstine's Take: H-E-B does not move fast. They study population growth for years before they commit. When they buy land in a corridor, it is a vote of confidence in where that market is headed. If you are thinking about buying in north or west DFW - this news belongs in your decision.

FURST RANCH JUST BROKE GROUND - 1,400 HOMES, H-E-B & ONE OF DFW'S MOST ANTICIPATED NEW COMMUNITIES
A 2,300-acre master-planned community in Flower Mound officially broke ground in early 2026. Highland Homes presales launched in January. First homes are expected late 2026 into early 2027.
💡 Kirstine's Take: This is one of the most talked-about new communities in DFW right now. 1,400 homes, 500K sq ft of retail, schools, a potential medical district, and 450 acres of parks - all in one place. If you are watching the Argyle, Flower Mound, or Bartonville area, presales are open now and early buyers typically get the best pricing and lot selection.

SPRING 2026: BUYERS HAVE THE UPPER HAND - HERE'S WHAT THE DATA SAYS
Fort Worth's housing market has shifted. Average home price sits at $340K. Homes are sitting 76 days on market - up from 70 last year. Inventory is rising. Rates have eased to 6.36%.
💡 Kirstine's Take: This is the window buyers have been waiting for since 2021. More inventory. More time to decide. More room to negotiate. TRERC is also forecasting rates to ease into the 5%–5.6% range by end of 2026 - and when rates drop, prices move up with demand. The buyers who act in this window may look back and call it the smart play.

WALSH RANCH JUST GOT EVEN BIGGER - NEW HOMES, A $55M BANK TOWER & A UNIVERSITY CAMPUS
Walsh Ranch is adding 224 new homesites in Brook Hollow. Worthington Bank just announced an 8-story $55M headquarters tower at I-30 and Walsh Ranch Parkway. UTA West - a 51-acre campus for up to 12,000 students - is also coming.
💡 Kirstine's Take: Walsh is not just a neighbourhood anymore. It is becoming its own city. Banking, jobs, education, parks, and retail - all inside one master-planned community in Aledo ISD. If you have been watching the Fort Worth west side, this confirms it is not slowing down.

FORT WORTH'S 2026 RESTAURANT SCENE IS HAVING A MOMENT
H Mart opens March/April with a full Asian food hall. Cafe Mirador just opened on W 7th. Chef Tim Love's new Mediterranean spot Meraki is live. A high-end Mexican restaurant is coming to the Hogan Building downtown.
💡 Kirstine's Take: Great cities have great food. Restaurant openings signal neighbourhood vitality - they attract young professionals and drive demand for housing nearby. These spots are worth adding to your list whether you already live here or are thinking about making the move.

BONUS: FORT WORTH IS BECOMING A MAJOR AI HUB - $761M IN SUPERCOMPUTING FACILITIES COMING TO ALLIANCETEXAS
Taiwan-based Wistron is investing $761M into two AI supercomputing facilities at AllianceTexas, creating 800+ jobs. Fort Worth City Council is also considering a $1.1B data center at Veale Ranch.
💡 Kirstine's Take: Tech jobs are moving to Fort Worth at scale. Where tech workers relocate, housing demand follows fast. If you are an investor or a long-term buyer, Alliance-area properties are worth watching closely right now.
