Summary: A Texas state filing reveals Hillwood's AllianceTexas development will host "Colovore Alliance," a $430 million, 156,500-sq-ft, four-hall data centre at 14700 Heritage Parkway, pulling 32 megawatts of power, with construction starting December 2026.

Why it matters: One of the largest single data centre filings yet in the Alliance corridor - a direct signal of more land, water and power pressure right where North Fort Worth buyers are looking, and a live test of how big deals move despite the state's new permitting scrutiny.

Mortgage Rates Hit a Two-Year High After the Fed's Surprise Hike

Summary: The 30-year fixed rate climbed to 7.16%, its highest level since early 2017, after the Federal Reserve raised its benchmark rate for the first time in three years instead of cutting it as many had expected.

Fort Worth's $6.7 Billion Investment Year

Why it matters: A preview of how North Texas suburbs may respond to the data centre boom, and a reminder that the same power and water questions hitting Fort Worth are now a Denton County kitchen-table issue too.

North Texas Home Prices Hold Steady, NTREIS Data Shows

Summary: NTREIS data reported by the MetroTex Association of Realtors puts the North Texas single-family median sales price at $390,000, flat year-over-year, on 7,329 closed sales (down 5%) and 4.3 months of inventory.

$1.2 Billion in New DFW Data Centre Projects Filed in Weeks

Summary: Since Aug 31, four operators filed permits totaling $1.2 billion across the region — including Edged's ~$300 million, 486,000-sq-ft "Project Outpost" in Fort Worth — alongside projects in Red Oak, Garland and Irving.

Fort Worth Chases a $433.8 Million Carrier Global Plant at Alliance

Summary: The city approved a seven-year, 60% tax abatement to try to land a $433.8 million Carrier Global manufacturing and warehouse plant at Alliance Westport 12, promising 495 jobs averaging $75,000 a year; Carrier is expected to decide by the end of Q3 2026.

Why it matters: A major manufacturing win (not another data centre) would add well-paying jobs and reinforce North Fort Worth as an employment hub - good news for home values and rental demand in Keller, Roanoke and Haslet.

348 New Apartments Break Ground on Fort Worth's Hemphill Corridor

Summary: Alabama-based Pivotal Residential broke ground on a $33.5 million, 348-unit market-rate apartment complex at 3320 Hemphill St. in South Hemphill Heights, expected to open in late 2027, with no tax abatement sought.

Why it matters: A sizeable new rental supply addition just south of downtown — worth watching for agents and investors tracking density and redevelopment near the medical district.

A New Plaza Opens Along the Trinity River

Summary: Nonprofit Streams & Valleys cut the ribbon on a new public plaza at the Phyllis Tilley Memorial Bridge landing in Trinity Park, adding 63 trees, a pollinator garden, a harvest table and a bike-repair station along the Trinity Trails.

Why it matters: A concrete new amenity for neighbourhoods near Trinity Park and the Near West Side — the kind of lifestyle upgrade agents can point to directly with buyers.
